Construction Loan Coordinator

Position Description: Responsible for supporting all aspects of NEFCU’s construction and renovation loan programs; including program development, outreach, staff training, administration and management of loan disbursements within budget, basic underwriting knowledge and borrower and builder communication both verbal and written. Collect and review documentation to facilitate release of Co-Borrower requests. Specific Duties: • Ensure construction/renovation loans are administered efficiently, consistently, and in accordance with loan documentation, NEFCU construction loan policies and procedures, and safe and sound lending practices • Primary contact for communication and support to Borrowers, Builders and appropriate loan staff throughout construction period. • Review, analyze and approve construction and renovation contracts, contractors, budgets, and other construction/renovation project documentation, as required. • Coordinate and monitor construction inspections and advances and ensure project is within budget. On occasion, perform site inspections. • Review, approve and track loan advances, including review of invoices, lien waivers, and budget. • Monitor change orders and line items transfers for potential cost over-runs and delays. • Underwriting knowledge for income, asset, credit and appraisal analysis and supporting documentation requirements. • In the event of cost overruns knowledge to restructure loan and present revised file to Underwriting for approval • Maintain consistent and effective communication with the Mortgage Lending team throughout the mortgage process. This includes, but is not limited to, communication with Mortgage Loan Originators when a project meets certain completion milestones to initiate refinance, rate lock and rate protection option discussions with the borrower, and communication with Mortgage Loan Processors when a loan has been fully disbursed by Loan Servicing. • Coordinate receipt of the Final Completion Certificate and Certificate of Occupancy prior to final disbursement. • Provide construction/renovation program training and education for the NEFCU lending and servicing teams, borrowers, contractors and other construction project participants. • Review insurance loss notifications and work with borrowers to determine appropriate course of action for repairs and/or application of insurance proceeds. • Coordinate collection of credit documentation to evaluate for requests for release of Co-borrowers. Qualifications: • Associates degree or equivalent experience • Minimum 3 years of construction mortgage lending experience. • Ability to participate in outside events with Home Builders Association, local builders and developers. • Member focus, interpersonal savvy, tech savvy, and an ability to optimize work processes are all highly preferred. Position description: The Mortgage Loan Processor is responsible for obtaining the necessary information to process and complete mortgage loan files. The role verifies all documentation for accuracy and completeness while ensuring that the documents are prepared and finalized in compliance with policies and procedures. Orientation Period for New NEFCU Employees

NEFCU has an orientation period for all new employees joining the company. New employees are subject to a standard 90-day orientation period. The orientation period is a period of time devoted to the evaluation of the employee in the new position. It is also a time for the employee to assess her or his aptitude and interest in the job.

NEFCU Business Casual Dress Code

We expect our employees to dress appropriately in business casual attire. Our goal is to provide a workplace that is professional, contemporary, and inclusive for all. Employees are expected to demonstrate good judgment and taste when selecting clothes to wear to work. All employees are expected to dress like they are going to interact with members, regardless of job title, function or office location. As a rule, clothing intended for the beach, yard work, dance clubs, exercising or sports activities are not appropriate for the workplace. If any of NEFCU’s dress code policies cause concerns based upon religion, disability or any other legally protected class, please contact a member of the Human Resources team to discuss and request an appropriate accommodation. Employees in violation of our dress code will be addressed individually and may be sent home to change, in which case time away from work will not be paid. Repeatedly disregarding the dress code will result in documented disciplinary actions.

Head to Toe – Contemporary, Business Casual Dress Code Guidelines

Hats are prohibited while at work. Headbands should be conservative in size and color.

Hair should be clean and styled. Hair coloring and highlights should be limited to colors naturally occurring such as brown, black, blonde, or red. Colors not naturally occurring, such as green, blue or pink, are not acceptable.

Visibility of body art, including tattoos and piercings, should be limited in nature. Excessive tattoos should be covered and facial and dermal piercings need to be removed while at work.

Shoes are expected to be clean and professional. Flip flops, sneakers, winter boots or rain boots are prohibited.

Leggings are only permitted when worn with a long, tunic style top or dress. Jeans are only permitted on special occasions during NEFCU sponsored “denim days”. Shorts are not permitted.

Clothing should be neat, clean, pressed and in good condition. Tight clothing or clothing that is too revealing is prohibited. Clothing should be free of words, terms, or graphics. Mainstream brand logos are generally acceptable.

Sweatshirts, sweatpants, wind or exercise pants are not appropriate. Cargo pants (pants with pockets on the sides of legs or pants which can be zipped off to become shorts) are not acceptable. T-shirts, tank tops, halter tops, midriff tops, or spaghetti straps should not be worn.

Dress and skirt length should be no more than two inches above the knee when standing.

Any NEFCU logo wear is generally accepted.
